JLL announces major data center development site in Washington County, Pennsylvania
PITTSBURGH, PA – Oct. 20, 2025 – JLL today announced plans to market the Zediker Station property in Washington County, Pennsylvania as one of the largest available data center development sites in the state. The announcement highlights Pennsylvania's emergence as a leading destination for data center and AI infrastructure, leveraging the state's rich natural gas reserves and abundant water supplies to meet surging power demands.
JLL’s Dan Adamski, Executive Managing Director, Rick O’Brien, Managing Director, and Greg Hopkins, Senior Vice President are leading marketing and leasing of the unique property.
The 1,500-acre site, owned by CNX Resources Corp. (NYSE: CNX) and located in South Strabane Township, about 20 miles southwest of Pittsburgh, features 400 buildable acres and the capability to deliver net-zero power generation. Pennsylvania's abundant energy resources, stemming from the Marcellus and Utica Shale formations, position the state to rapidly deploy the reliable, high-capacity power that AI and hyperscale computing require.

The property's key advantage is its access to abundant natural gas infrastructure combined with the innovative use of ultra-low carbon intensity Remediated Mine Gas (RMG). RMG is waste methane captured from coal mine ventilation systems that would otherwise be released into the atmosphere. When blended with traditional natural gas, this fuel source achieves carbon-neutral power generation.

The property is zoned for industrial use and benefits from proximity to multiple universities and a skilled workforce. The site is in proximity to high voltage grid infrastructure in First Energy territory and substantial natural gas capacity capable of supporting 500-700 MW of power generation.
