Walton Lakes and The Legacy at Walton Lakes trades

ATLANTA, July 22, 2026 – JLL Capital Markets announced today that it has completed the sale of a portfolio of multifamily properties in the Atlanta area; Walton Lakes, a 305-unit, market-rate multifamily community and The Legacy at Walton Lakes, a 55+, 126-unit LIHTC community.

JLL represented the seller, Walton Communities, LLC, and procured the buyer, Clark Ventures. While also offered as individual sales, the properties were ultimately sold as a two-property portfolio and the buyer was able to assume HUD financing for Walton Lakes. JLL also represented the buyer on the affordable acquisition financing of Legacy. 

Completed in 2009, Walton Lakes and The Legacy at Walton Lakes consist of six residential, garden-style buildings offering one-, two- and three-bedroom apartment homes. All units offer patios or balconies, washer and dryer connections, breakfast bars, granite-style countertops and energy efficient appliances. Shared community amenities include a clubhouse, resort-style swimming pool, fitness center, picnic area, playground and business center.

Situated on a 35.83-acre site at 4687 Camp Creek Parkway, Walton Lakes and The Legacy at Walton Lakes are in Atlanta’s South Fulton submarket. The properties are within a 15- to 20-minute drive to many of Atlanta’s major employers in Downtown, Fulton County and Clayton County, including Delta, Pepsico, HDSupply, The Home Depot, Coca-Cola and Bank of America, among others. In addition, the properties are close to Hartsfield Jackson International Airport, which supports nearly 400,000 jobs. The immediate area surrounding the properties is highly amenitized with both retail and recreational amenities, including Princeton Lakes Shopping Center andCamp Creek Marketplace.
