HOUSTON, Sept. 28, 2026 – JLL Capital Markets announced today that it has completed the sale of 2350 N Sam Houston Parkway East, a 161,750-square-foot office building in Houston, Texas.
JLL represented the seller in the sale of the asset to a private investor. The property was marketed via the RealInsight Marketplace auction platform, generating significant market interest.
Built in 1982 and renovated in 2018, the 10-story office building is currently 20% occupied and features a seven-story parking garage with 595 structured spaces, providing an above-market parking ratio of 3.68 per 1,000 square feet. This robust parking infrastructure offers significant flexibility for future leasing and supports multi-tenant occupancy while mitigating utilization risk.
The property is strategically located directly off Sam Houston Parkway (Beltway 8), just south of George Bush Intercontinental Airport, offering exceptional visibility to more than 100,000 vehicles per day. The location provides tenants with multi-directional regional accessibility through Beltway 8, Hardy Toll Road, U.S. Interstate 69 and Interstate 45, connecting the property to Houston's growing suburban residential communities and employment centers.
