Second life science startup inks new lease at 500 White Plains Rd.

TARRYTOWN, C.T., May 9, 2025 – JLL announced today it has arranged a new lease for digital chemical manufacturing platform DigiChem Corporation at 500 White Plain’s Rd. in Tarrytown, the only turnkey lab facility available in the Westchester market.
DigiChem is the latest startup to emerge from BioInc@NYMC, the biotechnology incubator on the Valhalla campus of New York Medical College. The company signed a five-year lease for 3,035 square feet of lab space on the 5th floor of 500 White Plains Rd., a 155,987-square-foot Class A office and laboratory building owned by Northpath Investments.
This is the second BioInc@NYMC startup to open its first permanent location at 500 White Plains Rd. Sapience Therapeutics, a clinical-stage biotechnology company, leased 8,352 square feet of second floor lab space at the property in 2022.
Northpath Investments acquired 500 & 540 White Plains Rd. in 2020 and leased the majority of the research and development facility at building 500 back to the seller, chemical giant BASF Corporation.

A JLL team led by Executive Vice President Ian Ceppos and Senior Vice President John Cahill serves as the exclusive leasing agent for the available space across the entire 155,000-square-foot, hub located within the Tarrytown Corporate Center in Westchester County. DigiChem was represented by Michael Litsky of Rakow Commercial Realty Group.

JLL is currently marketing select availabilities across the property, ranging from 3,125 – 16,404 square feet of R&D/Laboratory space and 5,375 square feet of adjacent office space. A contiguous 50,000 square feet of Lab/R&D space could also be delivered as a build-to-suit opportunity for a larger tenant.
Tarrytown Corporate Center is a 16-acre site with direct access to Interstates 87 and 287, the Mario M. Cuomo Bridge and the Tarrytown Train Station, providing tremendous connectivity throughout the Tri-state region. In addition, the immediate area surrounding the properties are home to a host of retail, entertainment and hospitality amenities.
