DALLAS, Dec. 18, 2025 – JLL Capital Markets announced today that it has secured the sale and financing for River Edge, a 175-unit, 622-bed student housing community serving Boise State University in Boise, Idaho.
JLL’s Student Housing team represented the seller, GL Capital Partners. JLL also worked on behalf of the borrowers, a joint venture between Interwest Capital Group and Intercontinental Real Estate Corporation, in arranging the financing.
River Edge is located at 1004 W Royal Blvd., just half a mile from Boise State University's campus and within walking distance of downtown Boise's entertainment district. The property achieved 99% occupancy for the 2025-2026 academic year and features a mix of two- and four-bedroom fully furnished units.
Boise State University continues to experience strong enrollment growth, with total enrollment now exceeding 28,000 students representing 18% growth over the past five years. The university's recent addition to the Pac-12 Conference has elevated its national profile and strengthened its long-term enrollment prospects.
The property offers significant value-add opportunities through unit renovations, amenity enhancements and parking optimization. River Edge features extensive amenities including a fitness center, resident lounge, study rooms and controlled access parking garage.
Construction of River Edge was completed in 2015, and the property serves students at Boise State University, which offers more than 200 programs of study supported by a $465 million operating budget.
