Osaka Marketplace Signs 35K-SF Lease at Edgewater Place
SAN FRANCISCO, July 22, 2025 – JLL today announced that Osaka Marketplace, a specialty Japanese grocer known for its wide selection of authentic Asian products and fresh food offerings, has signed a 35,000-square-foot lease at Edgewater Place Shopping Center, a 123,000-square-foot retail destination in the heart of Foster City.
The deal marks Osaka Marketplace’s third Bay Area location, following successful openings in Fremont and Pleasant Hill, and comes as the brand continues to expand throughout Northern California and into new markets like Arizona. The expansion represents continued growth for the brand as it brings its authentic Japanese food offerings, fresh seafood and prepared meals to the West Coast market.
The store will occupy the former Lucky’s location at 919 Edgewater Blvd, a longtime regional grocery chain, and is expected to open in November 2025 following renovations to the space. Located in a central, densely populated area, Edgewater Place offers a turnkey opportunity and reflects the kind of second-generation retail that’s increasingly appealing to the region’s diverse population looking for authentic cuisine.

Edgewater Place is undergoing a multi-phase capital improvement program aimed at enhancing the visitor experience and activating shared spaces. Recent upgrades include repaving and striping the parking lot, new landscaping and plantings, improved lighting, updated monument signage and a refreshed common area. A professionally managed marketing program and expanded outdoor spaces are helping to create a more welcoming, community-oriented shopping environment.
This lease also reflects a broader surge in activity among specialty and ethnic grocers in the Bay Area, driven by the region’s rapidly diversifying population and growing demand for culturally relevant food and retail experiences. Grocers like Osaka Marketplace are meeting that demand by offering vibrant, authentic shopping environments tailored to the tastes and traditions of local communities following a larger wave of growth in the Asian grocery sector. Recent examples include T&T’s forthcoming store at Westgate Center in San Jose, Tokyo Central in Emeryville, Jagalchi anchoring Serramonte Center in Daly City, Mei Mei Chinese Market in Castro Valley, and H Mart’s highly anticipated location in Dublin.
