Lavaca Plaza in Austin’s central business trades hands

• JLL Capital Markets arranged the sale of Lavaca Plaza in Downtown Austin, Texas

• Lavaca Plaza is a 122,042 SF office building situated on a half-city block

• Riverside purchased the asset

AUSTIN, Sept. 30, 2026 – JLL Capital Markets announced today that it arranged the sale of Lavaca Plaza, an 11-story, 122,042-square-foot, office building in Austin, Texas.

JLL marketed the property on behalf of the seller. Riverside purchased Lavaca Plaza.

Originally built in 1981, Lavaca Plaza features parking on floors one through seven (one of the highest parking ratios in Downtown Austin) and four stories of office space with a variety of suite sizes.

Lavaca Plaza is located at 504 Lavaca St. in the heart of Downtown Austin at 5th and Lavaca, making it one of the most walkable office assets in the Austin market with a Walk Score® of 99. The immediate surrounding area is home to over two million square feet of retail, 6,700 hotel keys and 4,300 residential units. Lavaca Plaza benefits from superior walkability and access to countless amenities, sitting just blocks from the 2nd Street District, 6th Street Entertainment District and Lady Bird Lake with over 10 miles of hiking and biking trails.
