Joint partnership acquires Class A industrial park in Atlanta MSA

ATLANTA, Jan. 3, 2023 – JLL Capital Markets announced today that it has closed the sale of Greenpoint Industrial Park - Buildings 1-3, a portfolio of newly built industrial assets totaling 522,410 square feet in the Northwest Atlanta community of Dalton, Georgia.

JLL represented the developer and seller, Dossche Holdings, LLC, in the sale to a joint venture between Brennan Investment Group LLC and Global Gate Capital.

Completed in 2022, during construction the buildings were 100% preleased to The Recreational Group. The tenant designs, manufactures and installs premium recreational surfacing products, including synthetic turf and composite modular tile. The three-property portfolio on Duckworth Rd. makes up the first phase of the master-planned Greenpoint Industrial Park. The second phase will add an additional 1.2 million square feet to the park.

The location of Greenpoint Industrial Park puts tenants three miles from Interstate 75, the main North-South transportation artery for the region, providing access to Atlanta and the Midwest. Additionally, the property is 24 miles from the Appalachian Regional Port, which offers CSX rail service to and from the Port of Savannah’s Garden City Terminal.

The JLL Capital Markets Investment Sales Advisory team representing the seller was led by Senior Managing Directors Dennis Mitchell, Britton Burdette and Matt Wirth, Director Mitchell Townsend and Analyst Bo Osgood.
