Acquisition financing secured for infill Houston IOS property for Apricus Realty Capital

AUSTIN, June 25, 2026 – JLL Capital Markets announced today that it has arranged acquisition financing for 11403 N Houston Rosslyn Rd., an 18.56-acre industrial outdoor storage (IOS) property in Houston, Texas.
JLL worked on behalf of Matt Haley, Cort Martin, and Garrett Marler of Apricus Realty Capital to secure the five-year, fixed-rate loan.
The property is comprised of a 52,790-square-foot, crane-served industrial facility with low site coverage. The site is 100% leased to a single tenant in the steel pipe distribution sector that has occupied the property for over 20 years, highlighting its role as a mission-critical operating location with significant tenant retention. Located in a core infill market, the property has prime connectivity to Beltway 8, Highway 290 and Interstate 45.
The JLL Debt Advisory team that represented the borrower was led by Senior Directors CW Sheehan and Jack Britton, Associate Peyton Ackerman and Analyst Nate Henderson.
