Northeast Charlotte multifamily community trades for $56.75M

CHARLOTTE, N.C., Sep. 24, 2026 –  JLL Capital Markets announced today that it has completed the $56.75 million sale of Pavillion Village, a 294-unit, garden-style multifamily community in Charlotte, North Carolina.

JLL represented the sellers, Pearlmark & BCAP Properties, and procured the buyer, Hamilton Point Investments.

Pavillion Village was built in 2015 and offers one-, two- and three-bedroom units averaging 910 square feet. The 26-acre property offers a host of community amenities, including a clubhouse, resort-style pool with sundeck, fitness center, business center and a dog park. Parking is available in a mix of surface spaces and detached garages. Pavillion Village is currently 96% leased.

The property is located at 131 Gracyn Olivia Drive in the rapidly expanding Northeast Charlotte / University City submarket. This area is convenient to University Research Park, Atrium Health University City and multiple major corporate campuses. The immediate area surrounding Pavillion Village offers a variety of retail, entertainment and recreation amenities and Interstate 485 is just to the west offering connections throughout the Greater Charlotte area.

The Northeast Charlotte submarket continues to rank among the metro’s highest‑growth corridors, driven by sustained in‑migration, rapidly expanding employment nodes with Vanguard and Eli Lilly both opening large campuses in the immediate area creating over 3,200 jobs, and significant retail and infrastructure investment. Limited new multifamily deliveries within the immediate competitive set, particularly for large‑scale garden assets, supports long‑term rent growth and operational durability for Pavilion Village.
