JLL leases 24K-SF at 757 Third Ave. as office demand surges in Midtown East

NEW YORK, July 21, 2026 – JLL has completed 24,107 square feet of leasing activity at 757 Third Ave., marking continued momentum for the Midtown East office tower as owner New York Life invests in repositioning the property and reintroduces it to the market.
The recent transactions include:
- Financial services firm Dutchess Management expanded into the entire 24th floor, totaling 6,987 square feet. The tenant was represented by Mark Weiss and Jenna Catalon of Cushman & Wakefield.
- Yuco Management, a real estate development and management organization, signed a new lease for the entire 27th floor, totaling 6,960 square feet. The tenant, which will relocate from 200 Park Ave., was also represented by Weiss and Catalon of Cushman & Wakefield.
- Elite signed a new lease for the entire 22nd floor, totaling 6,960 square feet. Adam Ardise, Stephen Bellwood and Rachel Rosenfeld of Cushman & Wakefield represented the tenant.
- Real estate investment firm Wharton Equity Partners renewed its lease for 3,200 square feet on a portion of the 18th floor. Wharton was represented by Jonathan Serko, Barry Zeller and Barry Garfinkle of Cushman & Wakefield.
The leasing activity comes as New York Life continues to enhance the property with planned cosmetic renovations to the lobby and the rollout of a new prebuilt office program designed to meet demand from tenants seeking move-in-ready, amenity-rich space within walking distance of Grand Central Terminal.
The building’s momentum reflects broader changes reshaping Midtown East. As availability tightens across Midtown Manhattan and premier, amenity-rich buildings continue to command record rents, an increasing number of tenants are turning to repositioned Third Avenue properties that offer high-quality space, modern amenities and strong value.
JLL serves as the agency leasing broker for 757 Third Ave. and represented ownership in each transaction.
