JLL closes $282.65M in three industrial transactions spanning 2.9 million square feet

MIAMI, July 27, 2026 – JLL Capital Markets announced today the sale of five industrial properties totaling 2.9 million square feet across three separate transactions valued at $282.65 million. The dispositions included a three-property Southeast portfolio, a mission-critical production facility in North Carolina, and a specialized delivery center in the Chicago metropolitan area.

EQT Real Estate acquired the Sunbelt Bulk Three-Pack, and a publicly traded REIT acquired both the Winston-Salem production facility and the Arlington Heights delivery center.

Sunbelt Bulk Three-Pack

The three-property portfolio encompasses 2.4 million square feet of fully occupied Class A distribution facilities strategically positioned across Tampa, Jacksonville and Savannah. Built in 2015 on average, the properties feature institutional-grade specifications including 34-foot average clear heights and extensive dock configurations.

The Tampa facility spans 605,412 square feet in the Lakeland submarket, while the Jacksonville property encompasses 817,680 square feet in the Northside submarket, and the Savannah asset totals 1,001,508 square feet in the Dean Forest/Pooler submarket.

Each property benefits from proximity to critical transportation infrastructure and major population centers. The portfolio serves tenants across food and beverage distribution, consumer goods and flooring manufacturing sectors.

Winston-Salem Production Facility

The 526,320-square-foot facility in Winston-Salem represents a mission-critical distribution and production center constructed in 2007. The fully occupied property is located adjacent to Interstate 75 and benefits from exceptional regional connectivity via Interstates 40, 285, 73 and 85, forming the industrial backbone of the Southeast. The facility serves the beverage production and distribution sector, employing over 550 people and functioning as a critical hub for manufacturing operations. The property features 29-foot clear heights, 18,000 amps of power and solar panel installation.

Arlington Heights Delivery Center

The 182,863-square-foot facility in Arlington Heights operates as a specialized last-mile delivery center. Originally developed in 1989 on the former Motorola campus and extensively renovated in 2020, the fully occupied property features 13,200 total amps of power supporting advanced logistics operations, including over 100 electric vehicle charging stations. The facility includes specialized infrastructure such as mechanics bays and drive-through inspection facilities supporting a fleet of over 400 delivery vehicles.

Located at the intersection of State Route 53 and State Route 68, the property provides access to Chicago's extensive highway network, with Interstates 90, 290, 294 and 94 reachable within 15 minutes. The facility serves the northern Chicago suburbs with one-hour drive-time access to the greater metropolitan area.
