JLL capitalizes 8300 Douglas, a generational mixed-use development in Dallas' Preston Center

DALLAS, June 3, 2026 – JLL Capital Markets announced today that it has arranged joint venture equity and construction financing for 8300 Douglas, a landmark mixed-use development that will transform Dallas's Preston Center neighborhood. Developed by RAMROCK Real Estate in partnership with Lincoln Property Company and Willow Bridge Property Company, this transformative project will bring elevated office, residential and retail environments to one of the city's most vibrant and walkable communities.
The thoughtfully designed development, scheduled for delivery in 2028, includes a 12-story Class AA office tower spanning approximately 300,000 square feet, a 17-story luxury residential tower with 147 units, a spectacular 35,000-square-foot rooftop park and approximately 24,000 square feet of curated ground-floor retail and restaurant space connected by richly landscaped walkways. Located at 8300 Douglas Avenue and fronted by Luther Lane and Westchester Drive, the property sits in the heart of Dallas's most affluent neighborhoods, Preston Hollow and the Park Cities, offering immediate access to established restaurants, retailers and services with convenient connectivity to the Dallas North Tollway and major thoroughfares.
Designed by internationally acclaimed HKS Architects with interior design collaboration from Michael Hsu Office of Architecture, SJL Design Group and OJB Landscape Architecture, 8300 Douglas incorporates hospitality-inspired design elements throughout. The development prioritizes street-level activation with green spaces, tree-lined streets, public art, seating areas and outdoor dining patios designed to encourage foot traffic and foster community connections.
The 12-story office tower offers expansive floor plates of approximately 29,000 square feet with flexibility for diverse tenant configurations. A recently executed lease with Fifth Third Bank for their regional headquarters has brought the tower to more than 80% pre-leased, demonstrating robust demand for this level of workplace quality in Preston Center. Impressive floor-to-ceiling heights ranging from 14'6″ to 22'3″ create an open, impressive atmosphere throughout the building, with the ground floor featuring dramatic 29'3" ceilings. The building showcases 10-foot to 12-foot floor-to-ceiling vision glass — the tallest in Preston Center — maximizing natural light and delivering views across the neighborhood.
The tower features nearly 35,000 square feet of outdoor space, including 11 balconies and two penthouse landscaped terraces providing tenants with amenity and entertainment options. Interior amenities include a full-service health club, tenant lounge, wine room, conference facilities and catering kitchen. The finishes throughout deliver upscale detail on par with a luxury social club, reflecting the hospitality-inspired design philosophy that defines the development.
The 17-story residential tower managed by Willow Bridge Property Company integrates seamlessly with the broader development, adding to Preston Center's live-work-play environment. Interior design by SJL Design Group ensures residential spaces match the quality standards established throughout the project. Residents will have direct access to ground-floor retail and restaurant spaces, the rooftop park and the walkable Preston Center neighborhood, creating an integrated mixed-use environment where living, working and socializing flow together naturally.
With approximately 1,000 parking spaces across four below-grade and two above-grade levels, 8300 Douglas balances accessibility and urban density. The development team is targeting LEED and Fitwel certifications for the office tower, while the residential tower will meet City of Dallas Green Building program guidelines.
