Melbourne seniors housing community trades to National Healthcare Properties

• JLL Capital Markets completes sale of Sonata at Viera, a 200-unit seniors housing campus in Melbourne, Florida

ORLANDO, Sept. 16, 2026 – JLL Capital Markets announced today that it has arranged the sale of Sonata at Viera, a 200-unit, Class A seniors housing campus in Melbourne, Florida.

JLL’s Seniors Housing Capital Markets team represented the seller, AEW Capital Management, in the all-cash sale of the property to National Healthcare Properties (Nasdaq: NHP). AgeWell Senior Living will remain on as the third-party operator.

The campus consists of two properties offering the full continuum of care. Sonata Viera, the original 82-unit assisted living community, was delivered in 2013 and sits on a ground lease with the U.S. Government via the Department of Veterans Affairs. Sonata East at Viera, the 118-unit independent living and memory care expansion, was completed in 2021 and achieved a remarkable 12-month lease-up following delivery. The combined campus is currently 98% occupied. Sonata Viera was renovated in 2024-2025 to align with the newer independent living/memory care delivery. The campus features an abundant amenities package, including multiple dining venues, a resort-style pool, fitness center, salon and spa, private cinema and rooftop terrace.

Located at 3325 and 4206 Breslay Drive in the Viera master-planned community, Sonata at Viera benefits from an exceptional partnership with the adjacent VA Outpatient Clinic, which provides invaluable referrals and serves thousands of U.S. Military veterans in the region. The property also includes seven acres of excess land that offer flexibility for future development.

Florida's Space Coast has experienced explosive growth over the past decade, driven by the resurgent space exploration, aviation, manufacturing and electronic engineering industries. Viera, an affluent master-planned community now home to approximately 30,000 residents and 800 businesses, benefits from exceptional demographic tailwinds.
