Tier 1 creative office in Charlotte trades for $91.75M

CAROLINAS, Aug. 11, 2026 – JLL Capital Markets announced today that it has arranged the $91.75M sale of The Station at LoSo, a 199,673-square-foot, Class A office property located in the Lower South End submarket of Charlotte, North Carolina.

JLL marketed the property on behalf of the seller, Beacon Partners. Corebridge Real Estate Investors and Crestlight Capital acquired the asset.

The Station at LoSo comprises two five-story Tier 1 creative office buildings with a distinctive brick and steel “warehouse-style” architecture. Station 3, which offers 95,245 square feet, was completed in 2023, while Station 4 with 104,428 square feet was delivered in 2024. Tenant amenities include a fully equipped fitness center with locker rooms and showers, a shared conference center, indoor bike storage in both buildings, operable glass roll-up doors in lobbies and tenant suites, private outdoor terraces on every floor and an on-site parking garage. Ground-floor retail offerings include Salata, Taco Boy, Sweat Method, and Sandbox VR.

The 90%-leased property is home to a diverse, creditworthy tenant roster spanning professional services, technology and digital media, sports and entertainment, construction and engineering and commercial real estate industries. Key tenants include Skyla Credit Union, Crete United and CPL.

The Station at LoSo sits on 2.2 acres at 3700 and 3600 South Blvd. and it anchors Lower South End, a burgeoning mixed-use district and extension of South End Charlotte, one of the fastest-growing submarkets in the country. The property benefits from direct frontage on South Boulevard, immediate adjacency to the LYNX Blue Line's Scaleybark Light Rail Station and access to the Charlotte Rail Trail, providing unmatched multi-modal connectivity throughout the South End corridor. The property is surrounded by nearly 10,000 existing multifamily units and over 2,000 additional units currently planned or under construction within one mile, along with 30+ dining options within a 10-minute walk.

Beacon Partners will continue serving as the office leasing representative and property manager for The Station at LoSo.
