BOSTON, July 7, 2026 – JLL’s Hotels & Hospitality Group announced today the sale of The Centennial Hotel, a 32-room Victorian-era boutique hotel located at 96 Pleasant Street in downtown Concord, New Hampshire's capital city.
JLL represented the seller, Sparta Properties, in the transaction. Lord Hotels acquired the asset.
Built in 1898 and converted to a hotel in 1996, The Centennial Hotel sits on 1.85 acres along Pleasant Street, positioned within walking distance of the New Hampshire State House, the new Federal Courthouse and the University of New Hampshire School of Law. Between 2023 and 2024, ownership completed comprehensive capital improvements, including guest room renovations, full restaurant refurbishment and building systems upgrades. The property serves New Hampshire's most concentrated business and medical district, located in the center of a five-block corridor that includes Concord Hospital, New England's largest hospital outside of Boston, and the Dartmouth-Hitchcock Clinic.
The hotel features 32 guest rooms across multiple configurations. Amenities include a fitness center, business center, complimentary Wi-Fi, on-site parking, an electric vehicle charging station and continental breakfast service. The property also offers 1,785 square feet of meeting and event space.
The Centennial Hotel's on-site dining venue, the Granite Restaurant & Bar, provides 65 seats in the dining room and nine seats at the bar. The restaurant operates as an upscale dinner-only venue featuring modern Mediterranean cuisine with New England influences and received a Wine Spectator 2019 Award of Excellence.
The property is positioned just over one mile from Interstate 93, providing direct connectivity to Boston, approximately 90 minutes away; Manchester, 30 minutes away; and Portsmouth, 25 minutes away. Manchester-Boston Regional Airport is approximately 55 minutes from the property.
Concord serves as New Hampshire's seat of government and has developed into a vital business and administrative center. The downtown district features walkable access to cultural attractions including the Capitol Center for Arts, Museum of New Hampshire History, Concord City Auditorium and Everett Arena. The region also provides convenient access to Seacoast recreation and White Mountains destinations within an hour's drive.
The JLL Hotels & Hospitality team representing the Seller was led by Senior Managing Director Alan Suzuki. John Linell served as JLL’s New Hampshire Broker of Record for the transaction.
"We continue to see high-net-worth individuals and families gravitating toward boutique hotel acquisitions, particularly assets with strong stories and strategic locations like The Centennial Hotel," Suzuki said. "This Victorian-era property offered an ideal combination of recent capital improvements, unencumbered operations and immediate upside through hands-on management and food & beverage optimization."
