MIAMI, July 20, 2026 – JLL Capital Markets announced today the sale of the Silver Star Commerce Center, an eight-building industrial park totaling 254,915 square feet in Orlando, Florida.
JLL represented the sellers, Long Wharf Capital LLC and Denholtz, in the transaction.
The buyer was Speed Bay Warehouse Solutions (“Speed Bay”), a vertically integrated real estate investment and operating platform focused exclusively on shallow bay, multi-tenant light industrial real estate.
The Silver Star Commerce Center is situated in the Northwest Orange County submarket just minutes from Downtown Orlando on 19.48 acres. The property features rear-load design with dock-high and grade-level loading capabilities, clear heights ranging from 18 to 20 feet, ample truck courts averaging 120 feet, multiple dock-high doors and drive-in access points and modern building systems including sprinkler protection, RTU and split-system HVAC and LED lighting. Tenant suite sizes range from 2,400 to 32,000 square feet.
Recent capital improvements totaling nearly $1.5 million over the past three years include repaving parking lots and make-ready improvements to select bays. The property's strategic location provides exceptional connectivity throughout the Orlando metropolitan area with proximity to Interstate 4, Florida's Turnpike, State Road 429 and U.S. Route 441, providing access to more than 3.2 million people within a 60-minute drive.
"Orlando is one of the top markets in the U.S. that we have identified as an area for investment given its’ robust and growing population, strong economic fundamentals and sustained demand from firms in the warehousing, distribution, construction trades and light manufacturing sectors," said Michael Moriarty, Head of Acquisitions at Speed Bay. "Our strategically localized and hands-on approach to property management, coupled with our exclusive focus and depth of experience in the shallow-bay sector, will effectively position our team to maximize the value of this asset for both our investors and the businesses that rely on this critical industrial infrastructure for their day-to-day operations."
The JLL Capital Market’s Investment Sales and Advisory team was led by Senior Managing Director Luis Castillo, Managing Director Cody Brais, Associate Taylor Osborne and Analyst David Orta Jr.
"Long Wharf Capital and Denholtz ' strategic capital improvements and active leasing program positioned this asset exceptionally well for the next ownership cycle," Castillo commented. "The combination of an infill location near Orlando's major demand drivers, diverse tenancy and Orlando's fundamentals of sub-4% vacancy created compelling value for investors seeking immediate cash flow with significant upside."
