ATLANTA, Sept. 22, 2026 – JLL Capital Markets announced today the $54.3 million sale of the Infill Nashville Portfolio, a 134,113-square-foot retail portfolio comprising Breeze Block at 6100-6110 Robertson Ave. and Stateline at 5300 Centennial Blvd. in Nashville, Tennessee
JLL represented the seller, Vintage South Development, in the transaction. LBX Investments acquired the asset.
The Infill Nashville Portfolio consists of two recently developed retail properties strategically positioned within Nashville’s Charlotte Park and The Nations corridor, one of the city’s most active growth areas. The properties are currently 91% occupied with 25 tenants representing diverse retail, fitness, wellness and service-oriented businesses.
Breeze Block totals 39,452 square feet and serves as a neighborhood-oriented destination featuring retail, restaurant, wellness and office space. The property benefits from strong visibility along Robertson Avenue and is surrounded by a growing residential base. Stateline comprises 94,661 square feet of mixed-use space along Centennial Boulevard and includes a blend of office, retail, health and wellness and service-oriented tenants. Both assets were developed within the past several years and offer modern construction with limited near-term capital expenditure requirements.
Located approximately 3.5 miles from downtown Nashville, the portfolio offers convenient connectivity to major employment centers, entertainment districts and residential neighborhoods throughout the city. The properties benefit from their position along Interstate 40 and Interstate 65 corridors, providing efficient access to Downtown Nashville, The Gulch, Midtown, Music Row, Wedgewood-Houston and Brentwood.
The Charlotte Park and The Nations submarket feature a highly educated and affluent consumer base with strong household incomes and a young demographic profile. The area has attracted substantial multifamily investment, new retail concepts and office users, transforming the neighborhood into one of Nashville’s premier live-work-play environments.
