JLL arranges sale of 717K-SF industrial portfolio across Chicago's collar counties

CHICAGO, Aug. 13, 2026 – JLL Capital Markets announced today the sale of a 10-property light industrial portfolio totaling 717,475 square feet strategically positioned across Chicago's collar counties.
JLL represented the seller, High Street Logistics Properties, in the transaction.
The diverse collection of assets spans five municipalities in Will, DuPage and Kane counties, offering immediate access to major transportation corridors including Interstate 80, Interstate 55, Interstate 88 and Interstate 90.
The portfolio comprises second-generation facilities averaging 26 feet in clear height with a mix of single-tenant and multi-tenant configurations across 22 total suites. Built in 2001 on average, the properties feature modern logistics specifications including a combined 78 dock doors and 23 drive-in doors, complemented by 1,013 car parking spaces across 41.5 acres. The collection includes six assets in Tinley Park, two properties in Mokena and single assets in Naperville, Elgin and Romeoville.
Currently 83.7% leased to 19 tenants across diverse industries, the portfolio features a weighted average lease term of 3.8 years with a staggered rollover schedule. The properties range in size from 23,600 square feet to 237,241 square feet, offering flexibility for a broad range of industrial users seeking last-mile distribution, light manufacturing and warehouse space in Chicago's high-demand southwestern and northwestern submarkets.
Each property benefits from proximity to major Interstate systems, facilitating efficient distribution throughout the Midwest region. The portfolio's office finish percentages range from 9.4% to 24.5%, accommodating both traditional warehouse users and tenants requiring enhanced administrative space.
