JLL arranges sale and financing of Pennsylvania seniors housing portfolio

• JLL Capital Markets arranged the sale and financing of a seven-property seniors housing portfolio in Pennsylvania

• A joint venture between Almanac Realty Investors and Priority Life Care purchased the assets from ValStone Partners

• A regional lender provided the five-year acquisition loan

PHILADELPHIA, Oct. 15, 2026 – JLL Capital Markets announced today that it has closed the sale and arranged financing for the Pennsylvania Portfolio, a collection of seven assisted living and memory care communities totaling 479 units across Pennsylvania.

JLL’s National Senior Housing team represented the longtime owner, ValStone Partners, in the sale to a joint venture between Almanac Realty Investors and Priority Life Care. JLL also arranged a five-year acquisition loan through a regional lender on behalf of the buyer. The communities were previously operated by IntegraCare, a well-regarded regional senior living operator with a proven track record across Pennsylvania, Maryland and Virginia. The portfolio was operating with excellent margins and occupancy levels at the time of sale.

The Pennsylvania Portfolio is 100% private-pay, market-rate and includes properties across diverse Pennsylvania markets. The communities feature an average vintage of 1999 and have received substantial reinvestment, with ownership completing over $8.8 million in capital improvements since 2020, enhancing quality, functionality and resident experience while minimizing near-term capital needs. Amenities at the properties include restaurant-style dining, fitness centers, a theater, beauty salon, library and reading room, outdoor terraces or patios, community transportation and a calendar of social, religious, recreational and educational programming.
