JLL Capital Markets arranges sale and acquisition financing for Las Vegas seniors housing community

• JLL Capital Markets completes sale and acquisition financing for MorningStar at The Canyons, a seniors housing community in Las Vegas, Nevada
• Co-developers Confluent Development and Ovation Group delivered the Class A property in 2024 and exited after two years at stabilized occupancy
• The property benefits from strong demographics and the highest barriers to enter the Las Vegas market

LAS VEGAS, N.V., Sept. 15, 2026 – JLL Capital Markets announced today that it has arranged the sale and financing for MorningStar at The Canyons, a 168-unit, Class A seniors housing community in Las Vegas, Nevada.

JLL’s Senior Housing Capital Markets team represented the seller, a joint venture between Confluent Development and Ovation Group, in the sale of the property to a private equity firm. JLL also worked on behalf of the buyer to secure a five-year acquisition loan through a debt fund. MorningStar will remain as the operator and a joint venture partner.

Delivered in 2024, MorningStar at The Canyons is a luxury seniors housing community offering independent living, assisted living and memory care units within studio, one- and two-bedroom layouts. The four-story building offers residents a variety of amenities, including multiple dining venues, a full-service beauty salon and spa, a private cinema, a state-of-the-art fitness center and a resort-style swimming pool. There are walking paths and a central courtyard featuring outdoor dining areas. MorningStar at The Canyons is currently at stabilized occupancy.

The property sits on a 3.67-acre site at 490 S Hualapai Way adjacent to Summerlin, Las Vegas's most affluent master-planned community. MorningStar at The Canyons benefits from its location in the prestigious Summerlin area, where the average median home value is more than $750,000 and the average net worth of residents aged 75 and older is $1.99 million.
