JLL arranges $100M financing for 2-property Florida multifamily portfolio

• JLL Capital Markets arranged $100 million in bridge financing for Waypoint Residential's two-property Florida portfolio

• TPG Real Estate provided the floating-rate construction take-out loan

• Portfolio consists of 538 units across The Pointe at Davis Creek (288 units) in Jacksonville and The Bradley St. Augustine (250 units)

MIAMI, Oct. 5, 2026 – JLL Capital Markets announced today that it has arranged $100 million in bridge financing for Waypoint Residential's two-property portfolio in Florida, facilitating the recapitalization of recently completed construction projects.

JLL worked on behalf of the borrower, Waypoint Residential, to secure floating-rate construction take-out financing with TPG Real Estate Credit.

The portfolio consists of The Pointe at Davis Creek, a 288-unit garden-style community located at 12175 Philips Highway in Jacksonville, and The Bradley St. Augustine, a 250-unit garden-style community located at 350 Bay Laurel Drive in St. Augustine.

Both properties delivered in Q1 2025 and feature state-of-the-art amenity packages, including resort-style pools with tanning ledges and cabanas, 24-hour fitness centers with yoga/spin studios, pet spas, outdoor gathering areas with fire pits and grilling stations, resident lounges with coffee bars and co-working spaces and on-site leasing and management offices. Unit interiors showcase spacious floor plans with walk-in closets, gourmet kitchens with granite countertops and convenient islands, luxury vinyl plank flooring, energy-efficient stainless-steel appliances, full-size washers and dryers and private patios or balconies.

The Pointe at Davis Creek is strategically positioned in a thriving pocket of suburban Jacksonville, just off Interstate 95 near the intersection with State Road 202. The property benefits from proximity to major retail destinations, including St. Johns Town Center, a 1.5 million-square-foot super-regional outdoor mall recently renovated by Simon Property Group, and The Avenues, a 1.5 million-square-foot regional mall. The location provides convenient access to Jacksonville's diverse employment base while offering residents a modern suburban lifestyle with exceptional walkability to shopping, dining and entertainment.

The Bradley St. Augustine is located in the rapidly growing southern corridor of St. Augustine, surrounded by premier golf communities, including St. Johns Golf Club and St. Augustine Shores Golf Club. The property is positioned approximately 5.6 miles from historic downtown St. Augustine, providing residents with access to the nation's oldest continuously inhabited European-established settlement while enjoying a peaceful suburban setting. The location offers excellent connectivity via Interstate 95 and State Road A1A to Jacksonville, the beaches and regional employment centers.

JLL's Capital Markets Debt Advisory team representing the borrower was led by Executive Managing Director Matthew Lawton, Senior Managing Directors Travis Anderson, Melissa Quinn, Gregg Shapiro and Dan Kearns, with support from Vice President Kelsey Bawcombe, Analyst Streeter Simmons and Vice President Rob Rothaug.
