JLL arranges bridge financing for Clovis Crossing industrial park in San Marcos, Texas

MORRISTOWN, N.J., July 9, 2026 – JLL Capital Markets announced today it arranged bridge financing for Clovis Crossing, a best-in-class two building light industrial park located at 1603 Clovis Barker Rd. in San Marcos, Texas.
JLL worked on behalf of the borrower, Denholtz, to secure the financing through an entity managed by Argentic Investment Management LLC (“Argentic”).
Delivered in 2024, Clovis Crossing consists of two rear-load flex buildings totaling 213,125 square feet situated on 13.814 acres. The property features submarket-leading 32-foot clear heights, 60 dock doors, four drive-in ramps and 233 automobile parking spaces. The buildings, which range from 160 feet to 185 feet in depth, offer exceptional flexibility with configurations available from 8,640 square feet to the full building size, positioning the asset to capture diverse tenant demand across the industrial spectrum.
The property occupies a strategic location at the midpoint of the Austin-San Antonio growth corridor, providing immediate access to Interstate 35 and serving a megaregion of more than 5 million residents projected to exceed 6 million by 2030. Hays County has experienced an 88% population increase since 2010, driven by affordability and an expanding labor pool that attracts distribution, manufacturing and logistics operations.
The Austin industrial market has expanded by 53 million square feet since 2015 to a total of 97.2 million square feet, driven by advanced manufacturing, semiconductor supply-chain development and e-commerce growth. The property benefits from its position along the I-35 corridor, where speculative construction has paused while recent deliveries are absorbed, creating favorable conditions for landlords. The location provides connectivity to Austin-Bergstrom International Airport in 35 minutes and downtown San Antonio in 50 minutes, with access to the Port of Houston in less than three hours.
