JLL arranges $276M refinancing for two Newport Beach seniors communities

NEWPORT BEACH, Calif., Oct. 2, 2026 –  JLL Capital Markets announced today that it has arranged $276 million in refinancing for Vivante Newport Center and Vivante Newport Mesa, a two-property seniors housing portfolio in the Newport Beach, California metro area.

JLL worked on behalf of the borrower, an affiliate of Nexus Development, to secure two uncrossed loans for the portfolio. A $140 million loan was arranged for Newport Center through a national bank and a $136 million agency financing was arranged for Newport Mesa. The Newport Center financing is one of the largest loans per unit in the seniors housing industry’s history.

Vivante Newport Center was built in 2022 and is a luxury six-story community offering 99 units of independent living, assisted living and memory care units. The property offers a five-star hospitality experience with resort-style amenities, including The Piazza outdoor deck with a wood-fired pizza oven and cabanas, Provence Restaurant, The Nightcap Cocktail Bar, Café Gourmand, the Vitality Fitness Center and The Springs indoor pool. Additional amenities include a theater, bowling alley and golf simulator. The property is located on San Clemente Drive, adjacent to the Fashion Island retail district and just minutes from Hoag Hospital Newport Beach, a key regional medical provider.

Vivante Newport Mesa opened in two phases in 2013 and 2020 and offers 296 units of independent living, assisted living and memory care. The 6.81-acre campus consists of one three-story building and one four-story building with an array of community amenities. The property is positioned along Monrovia Ave. close to the Costa Mesa Freeway, retail offerings at South Coast Plaza and medical services at Hoag Hospital Newport Beach.
