CHARLOTTE, Sept. 16, 2026 – JLL Capital Markets announced today that it has completed the $86.7 million sale of Knightdale Marketplace, a 323,113-square-foot, super-regional retail shopping center located at 1006 Shoppes at Midway Drive and 210-304 Hinton Oaks Blvd. in Knightdale, North Carolina.
JLL represented the seller, a joint venture between affiliates of Bailard, Inc. and M&J Wilkow, Ltd., in the transaction. Invesco Real Estate acquired the asset.
Knightdale Marketplace is a 100% occupied retail destination situated on approximately 43.5 acres in one of the fastest-growing communities in the Raleigh metropolitan area. Delivered in 2007 and 2008, the center is anchored by a nationally recognized lineup that includes Academy Sports + Outdoors, Best Buy, TJ Maxx, Burlington, Ross Dress for Less, HomeGoods, Michaels, PetSmart and Barnes & Noble. Additional tenants include Target (shadow), Home Depot (shadow), Starbucks, Five Guys, Jersey Mike's, Qdoba, Tropical Smoothie Cafe, Subway and Visionworks, creating a diversified merchandising mix that attracts consumers from throughout eastern Wake County and beyond. The property also includes three separately parceled outparcels occupied by Wells Fargo, Arby's and Saltgrass Steak House.
Knightdale Marketplace has experienced significant recent leasing momentum, highlighted by the recent additions of Barnes & Noble, HomeGoods, Burlington and Academy Sports + Outdoors. The center's strong merchandising mix, combined with a roster of established national and regional retailers, reinforces its position as the dominant shopping destination in the submarket and provides consumers with a broad range of shopping, dining, service and entertainment offerings.
Positioned at the intersection of U.S. Highway 64 and Interstate 540, Knightdale Marketplace benefits from exceptional visibility and accessibility. The property is less than seven miles from downtown Raleigh and offers connectivity to Research Triangle Park, Raleigh-Durham International Airport and the region's major employment centers. The ongoing completion of the Interstate 540 expansion is expected to further enhance regional accessibility and support additional residential and commercial development throughout eastern Wake County.
The center is surrounded by a substantial pipeline of single-family, multifamily and mixed-use development projects that continue to expand the area's consumer base. Knightdale has emerged as one of Wake County's fastest-growing communities, benefiting from population growth, new housing development and proximity to major employers across technology, healthcare, life sciences, financial services, advanced manufacturing and higher education sectors. These economic drivers have helped establish the area as a key growth corridor within the broader Raleigh-Durham region.
The JLL Capital Markets team was led by Senior Director Tom Kolarczyk and Director Andrew Kahn, along with Analyst Ella Glover and Analyst Katie Sanger.
"Knightdale Marketplace is one of the best power center transactions I've had the privilege to work on in my career," Kolarczyk said. "The property enhancements made by Ownership, adding several new national retailers, coupled with robust submarket growth and exceptional tenant sales performance, generated unprecedented institutional investor demand. We saw extraordinarily competitive bidding from both core and core-plus capital sources, ultimately achieving record pricing for the asset class in the greater Raleigh market. We are grateful for M&J Wilkow's confidence in our JLL team throughout this process."
