Rockville, Maryland, self-storage facility trades hands

WASHINGTON, D.C., Aug. 3, 2026 – JLL Capital Markets announced today that it has arranged the sale of Rockville Self Storage, a Class A self-storage facility in Rockville, Maryland.

JLL Capital Markets’ National Self Storage team represented the developer and seller, Washington Property Company, and procured the buyer, an Ares Real Estate fund (“Ares”). SecureSpace Self Storage – Ares Real Estate’s vertically integrated self-storage platform in the U.S. – will operate the property.

The property consists of two adjacent assets built in 2016 and 2020 that together offer 127,000 rentable square feet across 1,454 units. Features at the 93%-leased multi-story facility include gated-access, 24-video surveillance and climate-controlled interior and drive-up units.

Located on 5.43 acres at 4 and 44 Research Place, the property has excellent visibility along Interstate 270 that has a daily traffic count of approximately 261,000 vehicles daily. The buildings are about 13 miles north of Washington, D.C. and draw from a strong trade area with an average household income of $177,000 and a population of more than 285,000 within five miles.
