Cabot Properties acquires industrial development site in Los Angeles' South Bay

• JLL Capital Markets arranged the sale of a fully entitled industrial development site at 19701 Hamilton Ave. in Torrance, California, with Cabot Properties acquiring the asset from a Brookfield-backed fund.

• The permit-ready property is approved for the development of a 122,533-square-foot Class A industrial facility in one of Southern California's most supply-constrained industrial markets.

LOS ANGELES, Nov. 6, 2026 – JLL Capital Markets announced today that it arranged the sale of 19701 Hamilton Ave., a fully entitled industrial redevelopment site approved for the development of a 122,533-square-foot Class A industrial facility in Torrance, California.

JLL represented the seller, a Brookfield-backed fund, in the transaction. Cabot Properties acquired the asset.

The 5.42-acre property is fully entitled and permit-ready for the development of a modern industrial facility designed to accommodate a wide range of manufacturing, warehouse and distribution uses. Brookfield’s BGRE operating team secured the entitlements, enhancing the property's value and positioning it for redevelopment. The property is also set within a federally designated Opportunity Zone.

Situated in the heart of the South Bay, the site provides immediate access to Interstates 110 and 405 and is approximately 11 miles from both the Port of Los Angeles and the Port of Long Beach. The location also offers convenient connectivity to Los Angeles International Airport and the region's extensive network of rail, highway and cargo infrastructure, making it well suited for modern industrial users with regional, national and international distribution needs.

The South Bay is in the midst of an advanced manufacturing boom, with aerospace, defense and other advanced manufacturing users expanding across the submarket. Its proximity to the ports, deep labor pool and concentration of aerospace, defense, technology and logistics companies continue to attract these users, who are increasingly seeking modern facilities near established supply chains, transportation infrastructure and skilled talent. As investment in advanced manufacturing continues to accelerate across the U.S., the property's shovel-ready status and infill location position it to benefit from this growing demand in one of Southern California's most supply-constrained industrial markets.
