AUSTIN, Oct. 26, 2026 – JLL Capital Markets announced today that it has completed the sale of Solaris House Apartments, a 341-unit luxury high-rise located in North Austin's Domain submarket, adjacent to one of the city's premier live-work-play destinations.

JLL represented the seller, Brandywine Realty Trust, in the sale of the asset to Weidner Apartment Homes.  JLL's Debt Advisory team also arranged acquisition financing for Weidner through Nationwide. The acquisition marks Weidner's fifth community in the Austin metropolitan area, expanding its local portfolio to 1,560 units.

Completed in 2024, Solaris House offers 13 stories of apartment homes, averaging 945 square feet and featuring premium interior finishes, including granite countertops, stainless steel appliances, wood-style flooring, oversized garden tubs and ceilings of at least nine feet. The property delivers a resort-inspired amenity package featuring a commercial-quality fitness center, coworking lounge, pet spa and outdoor lounge. The community's signature rooftop pool deck offers private cabanas, grilling stations and a turfed recreation area with sweeping views.

Solaris House is strategically positioned within Uptown ATX, a 66-acre master-planned mixed-use development that is reshaping North Austin's residential, office and lifestyle landscape. Residents benefit from immediate proximity to extensive outdoor amenities, including seven neighborhood parks and 23 miles of interconnected trail systems, along with convenient access to a newly constructed CapMetro Red Line station providing direct transit connectivity between Downtown Austin and Leander. The development's centerpiece office component, One Uptown, encompasses 347,000 square feet of Class A workspace designed to house approximately 1,000 employees, further enhancing the live-work-play environment surrounding Solaris House.

JLL's Capital Markets Investment Sales and Advisory team representing the seller was led by Senior Managing Director Robert Wooten and Managing Directors Ryan McBride and Robert Arzola.

JLL’s Capital Markets Debt Advisory team was led by Senior Managing Director Tom Wilson, Senior Director Jayme Nelson and Associate Jake Davidson.

"This transaction represents a strategic acquisition opportunity for Weidner to expand its Austin footprint with an irreplaceable asset in one of the city's most dynamic employment and retail corridors," said Wooten.

"Solaris House benefits from its premier location adjacent to The Domain, a 4.4 million-square-foot office hub and 2.2 million-square-foot retail destination that serves as Austin's second downtown. The property's 2024 delivery timeline positioned it to capture pent-up demand as Austin's development pipeline moderates, while the surrounding Uptown ATX master plan creates a transformative live-work-play environment that will drive sustained rental demand for years to come."

"Austin's multifamily fundamentals continue demonstrating exceptional resilience, with the Domain submarket consistently outperforming the broader metro due to its concentration of high-wage employment and unmatched amenity base," added McBride. "The Domain district is home to major employers, including Amazon, Expedia, Charles Schwab, Indeed and IBM, creating a deep pool of high-income renters seeking luxury product. Weidner's institutional platform and proven operational expertise position them ideally to maximize value from this asset while providing residents with the exceptional living experience that has defined the company's 47-year track record."

Austin continues to rank among the nation's fastest-growing metropolitan areas, with the MSA adding over 40,000 residents annually. The city's robust economic fundamentals are driven by a thriving technology sector, zero state income tax, favorable business climate and exceptional quality of life. Austin's unemployment rate remains below the national average while median household incomes continue rising, supporting sustained demand for luxury multifamily product.
