BOSTON, Oct. 22, 2026 – JLL Capital Markets announced today that it arranged the $16.6 million sale of 13 Page Road, a 75,480-square-foot Class A industrial facility in Londonderry, New Hampshire. The newly constructed warehouse is fully leased to a building products distribution tenant.
JLL represented the seller, an affiliate of Rhino Capital Advisors, in the transaction. Vigilant Holdings acquired the asset. JLL also worked on behalf of the borrower, Vigilant Holdings, to secure an $11.45 million five-year, fixed-rate acquisition loan through Bar Harbor Bank & Trust.
Completed in 2025, the build-to-suit facility sits on 13.8 acres and features modern distribution specifications, including 30-foot clear heights, four loading docks, four drive-in doors, 11 trailer parking spaces and 63 vehicle parking spaces. The property also offers expansion-ready infrastructure with provisions for additional dock positions and was designed to accommodate contemporary logistics and distribution operations. The building is 100% occupied by a building products distribution tenant under a long-term lease structure that provides durable cash flow and contractual rent growth.
Strategically located in Southern New Hampshire, 13 Page Road is less than 10 minutes from both Interstate 93 and Interstate 293 and approximately 3.6 miles from Manchester-Boston Regional Airport. The property provides convenient access to major population and employment centers throughout New Hampshire and Greater Boston, including Manchester, Nashua, Portsmouth and Boston. Its location within one of New England's key industrial corridors positions the asset to serve a broad regional customer base while benefiting from efficient transportation connectivity.
Southern New Hampshire has become an increasingly attractive destination for industrial occupiers and investors due to its proximity to Greater Boston, business-friendly operating environment and growing labor pool. The region continues to attract a diverse mix of manufacturing, logistics, distribution and consumer products companies seeking access to New England's major population centers while maintaining operational flexibility. The area's expanding institutional ownership base and continued corporate investment have further strengthened its position as a preferred industrial market.
The JLL Investment Sales and Advisory team representing the seller was led by Managing Director Michael Restivo, Senior Director David Coffman, Director Tommy Hovey and Associate Ali Howard, along with Vice Chairman Christopher Lawrence. The JLL Debt Advisory team representing the borrower was led by Managing Director Amy Lousararian and Associate Michael Schwarze.
"The competitive process reflected strong investor conviction in both the credit quality and the strategic location advantages this market offers," said Restivo. "We're seeing the pricing gap between Southern New Hampshire and traditional gateway markets compress as institutional capital recognizes the submarket's value proposition."
"Vigilant Holdings continues to demonstrate a disciplined approach to acquiring credit-leased industrial assets across New England," said Lousararian. "13 Page Road is a brand-new build-to-suit with a long-term lease to a national building products distributor, and it builds on the Waste Management-leased properties the firm acquired in Woburn and Avon. The combination of experienced sponsorship, new construction and strong tenancy drew competitive lender interest and positions the investment for outsized performance in the Southern New Hampshire industrial market."
