Historic Golden community Fox Hill Apartments trades after nearly 30 years

DENVER, Aug 7, 2026 –  JLL Capital Markets announced today that it has arranged the sale of Fox Hill Apartments, a 153-unit garden-style community in Golden, Colorado.

JLL represented the seller, Monarch Investment & Management Group, in the sale of the property. The transaction marks one of only six apartment sales in Golden since 2021.

Fox Hill Apartments, located at 17611 W. 16th Ave. in Golden, sits at the base of the foothills just 1.5 miles from the JeffCo Government Center Light Rail Station. The property offers direct access to I-70, CO-470, CO-93 and US-6, connecting residents to Denver, the greater Front Range and the Rocky Mountain corridor. The community is within a five-minute drive of downtown Golden and walking distance to major trailheads.

Golden has emerged as one of Denver's most desirable west-side destinations, combining small-town charm with proximity to world-class outdoor recreation, Red Rocks Amphitheatre and multiple ski resorts. The city's Victorian-era downtown features diverse shops, boutiques, restaurants and breweries, while its location along the Front Range attracts residents seeking Colorado's live-work-play lifestyle.

The 1972-built property presents a compelling value-add opportunity with the ability to renovate 100% of its unit interiors to a standardized scope while enhancing outdoor amenity spaces. The average in-place rent of $1,645 sits significantly below the area's $908,000 median home price, creating a 3.30-times premium to own versus rent within a one-mile radius. Current rent levels represent just 15% of average household incomes exceeding $128,000 in the immediate area.

Fox Hill is surrounded by major employers including the National Laboratory of the Rockies, Molson Coors, Jefferson County, CoorsTeK headquarters, Intermountain Health Lutheran Hospital and Colorado School of Mines.
