Global business products company Brother International Corporation renews commitment at 200 Bridgewater Crossing

NEW YORK, July 16 2024 – JLL announced today it has completed a new transaction for Brother International Corp. (BIC-USA) at 200 Bridgewater Crossing, 200 Crossing Boulevard, in Bridgewater, New Jersey, with building owner Alexander Properties.
Brother International Corp., a premier provider of home office and business products and solutions, products for the sewing and crafting aficionado, and industrial solutions, signed a five-year lease extension for 82,763 square feet of headquarters space.
The transaction comes following a space utilization study conducted by JLL to provide the tenant with critical data to make an informed decision on maximizing its real estate footprint to best suit business goals and employee comfort.
As a result, Brother International Corp. will reconfigure its operations to occupy the entire 5th and 6th floors at 200 Bridgewater Crossing. A 4th floor multipurpose room will be returned to the landlord to be redeveloped on the 2nd floor as a state-of-the-art conference center and amenity floor for common tenant use. The landlord has also retained a new food service operator to enhance the menu offerings and improve the cafeteria. Brother is making significant capital improvements to their office space with a modern new design, an ADA compliant and gender-neutral bathroom and refreshed common areas that promote collaboration.
Don Cummins, President, BIC-USA, said, “Even before the Covid pandemic, we partnered with JLL to assess our space utilization and needs for optimal performance based on our new hybrid work policies. In collaboration with the landlord, our new space will not only align with our business objectives but also improve the employee experience through a collaborative workspace, while optimizing our footprint for efficiency.”
A tenant of 200 Bridgewater Crossing since 2013, BIC-USA has deep roots in the community and serves as a good corporate neighbor active in a variety of social and environmental ventures, including the Great Swamp National Wildlife Refuge, Franklin Foodbank and the Somerset County Business Partnership.
JLL Senior Managing Director Scott Lesh, Executive Vice President Jonathan Ortiz and Associate Callie Lloyd serve as real estate advisors to BIC-USA and represented the tenant in the new lease. Alexander Properties was represented by Avison Young Principal William McCaffrey.

Our space utilization review highlighted what was working and what wasn’t and now the tenant will have a refreshed and modern new space and the building will have a premium shared conferencing amenity that tenants can use when they need it. Constructed in 2002, 200 Bridgewater Crossing is an eight-story, 298,911-square-foot Class-A office property. Bridgewater Crossing is comprised of two mirror-image office buildings located at 200 and 400 Crossing Boulevard, located within the master-planned, mixed-use Bridgewater Commons commercial complex. It features first-class amenities that include a full-service cafeteria, café, fitness center, conference center, ATM, on-site helipad, on-site security personnel and property management.
Bridgewater Crossing features a solar panel array and an energy management system that helped the building achieve Energy Star certification from the U.S. Green Building Council. In 2017, the complex was recognized by the Building Owners and Managers Association’s Middle Atlantic Region as The Outstanding Building of the Year in its Suburban Mid-Rise category.
