JLL secures financing and equity for Savannah 688K-SF industrial park

ATLANTA, Aug. 12, 2026 – JLL Capital Markets announced today the placement of $30.49 million in joint venture equity alongside $39.95 million in construction financing for Black Creek Commerce Center, a three-building, Class A industrial development in Black Creek, Georgia.
JLL worked on behalf of the developer, Xebec, to secure a construction loan through Seacoast Bank and to place the joint venture equity with a private investment group.
Scheduled to deliver in the third quarter of 2027, the 687,890-square-foot development will feature three state-of-the-art rear-load buildings spanning 219,170, 284,580 and 184,140 square feet. The facilities will offer 36-foot clear heights, Type II B construction, 50-foot-deep loading bays with 60-foot speed bays, 130-foot truck court depth, ESFR fire suppression systems and TPO roofing.
The development is strategically positioned with direct access to U.S. Highway 80, providing immediate connectivity to Interstate 16 and the broader Atlanta market. The site sits 6.9 miles from Hyundai's $7.6 billion Metaplant America facility and 28.3 miles from the Georgia Ports Authority's Garden City Terminal, which handled 5.7 million TEUs in fiscal year 2025.
This location offers convenient access to Savannah's major logistical thoroughfares, opening the gateway to the entire eastern seaboard and allowing tenants to reach 80% of the U.S. population within a two-day drive. Additionally, the project benefits from a robust labor pool with approximately 171,365 people within a 30-minute drive time, supported by the region's growing manufacturing and logistics employment base.
Black Creek Commerce Center represents Xebec's continued expansion in the Savannah market and reflects the company's focus on delivering high-performance facilities in key growth corridors. The developer holds a right of first refusal on Phase II, an adjacent 77-acre parcel, through April 2027.
