DENVER, July 17, 2025 – JLLCapital Markets announced today that it has secured a $70.29 million refinancing for Park84, a newly completed Class A industrial property in Nampa, Idaho, located 20 miles west of Downtown Boise.
JLL worked on behalf of the borrower, Bow River Capital, to secure floating-rate financing for the property.
Completed in July 2024, Park84 comprises seven state-of-the-art industrial buildings totaling 605,570 square feet on a 47.81-acre site. The property features 32-foot clear heights, clerestory and LED lighting, ESFR sprinklers, ample 480V power and outdoor storage and trailer parking. The buildings offer divisibility as small as 16,917 square feet, making the property attractive to a wide range of industrial users. Currently, the property is leased to a diverse range of global, national and regional tenants.
Located at the northeast corner of Birch Lane and Madison Road, Park84 provides convenient access to I-84, connecting tenants to major markets including Boise, Salt Lake City, Portland, Bozeman, Seattle and Sacramento. Additionally, the property is positioned in Idaho's rapidly growing Treasure Valley, providing access to a strong labor pool of nearly 140,000 residents within a 5-mile radius.
