• JLL Capital Markets arranges sale of a three-property self-storage portfolio in the Augusta MSA

• Storage Star purchased the assets from Rialto Capital Management

CHARLESTON, S.C. Sept. 2, 2026 – JLL Capital Markets announced today that it has completed the sale of a three-property self-storage portfolio totaling 2,456 units and 256,685 square feet across the Augusta, Georgia MSA.

JLL’s Capital Markets Self Storage team represented the seller, investment vehicles managed by Rialto Capital, and procured the buyer, Storage Star.

The portfolio consists of 159 Cooper Drive in Augusta, Georgia; 1573 Hamilton Drive in Aiken, South Carolina; and 522 Cork Tree Bend in North Augusta, South Carolina. The properties were all built between 2020 and 2022, have been institutionally maintained and are 85% occupied overall. Amenities include electronic gate access, climate-controlled units, digital camera systems and covered loading/unloading docks. The Aiken and North Augusta properties also offer boat and RV storage units and wine storage units at Aiken.

The Augusta MSA has strong underlying market fundamentals with average household incomes of $109,000 across the three trade areas, well above the national average. In addition, the Augusta MSA continues to attract residents and businesses due to a diversified economy anchored by Fort Eisenhower, the Savannah River site and a growing healthcare and professional services sector.
