Office market Zurich
In the Zurich region, the supply of vacant office space decreased slightly compared to the previous year (−4,900 m²), leaving the availability rate unchanged at 5.3%. Fewer vacant offices were counted in many submarkets, but District 11 recorded a notable increase. Over 50,000 m² of office space became available there in the Quadro Towers and the Vertex and Skykey buildings, causing the availability rate to rise from 6.4% to 11.9% within a year. Half of all available offices in the Zurich region are located in the District 11 and Opfikon/Glattbrugg submarkets.
In District 1 and in Districts 2, 4, 5, 6, and 8 adjacent to the city centre, the supply of available office space decreased by over 35,000 m². The consistently high demand for offices in central locations, combined with the low availability of high-quality workspaces in those locations, led to an increase in prime rents. Meta leased around 2,500 m² in Sihlcity, close to its existing offices on Giesshübelstrasse. The technology company also secured 10,000 m² in the planned Lake Campus on the Mythenquai, making it a neighbour of Swiss Re, Zurich Insurance, Google, and AWS (Amazon Web Services).
Private banks, insurers, and flex space providers emerged as additional office space seekers in the Zurich market. Overall, demand for space in 2025 was average for a long time, but then picked up somewhat surprisingly toward year-end.
The amount of office space newly occupied by space station development company Starlab Space and by the AI and robotics developers OpenAI, Boston Dynamics, Anthropic, and Baidu in the Zurich economic area is relatively modest thus far, but it may expand in the future thanks to those firms’ growth prospects.
Over 40,000 m² of office space was withdrawn from the market in 2025 and will to be allocated to other uses in the future. Although the feasibility of those projects is not yet assured in every case, this takes some pressure off the previously higher office vacancies and makes a small contribution to improving the housing shortage.
The thinned construction pipeline for the 2026 to 2028 period, with only just under 71,000 m² of planned workspace and further efforts to repurpose office buildings, could cause available office space in Zurich to become a scarce commodity again in the medium term.
