Rio de Janeiro's corporate market maintains its recovery trajectory, with a vacancy rate of 25.3% in the second quarter — the lowest recorded in 11 years. Available space totals 472 thousand sqm, reflecting a consistent reduction throughout the year. The Orla submarket stood out with a vacancy rate of just 5.5%, the lowest in 17 years, and price appreciation of 14.6% in the quarter. Centro remains the most active region, concentrating nine of the ten largest transactions in the period, with emphasis on the Ventura Corporate complex.
