Brazil Data Center Report shows record growth in 2026

The volume of new data center deliveries is set to make 2026 a record year for the sector in Brazil. In the first half, 106 MW already entered the market, with another 134 MW forecast by December, totaling approximately $8 billion in investment. The national vacancy rate is 4%, demonstrating strong demand, according to the Data Center Brasil 2026 report prepared by JLL.

The study also indicates that, with average growth of 15% per year, the sector has increased sixfold in size since 2012. "In 2026, 56% of the new stock under construction is already pre-leased, demonstrating absorption potential," says Bruno Porto, Industrial, Logistics and Data Center Manager at JLL.

São Paulo remains the most important hub in the country and Latin America, concentrating 38% of MWs in Brazil, mainly in the Capital/Barueri and Campinas regions. Both are expected to continue attracting new developments. "Our mapping reveals that these areas will register increases of 82.5% and 60.9% by 2028, reaffirming their national importance in the segment," evaluates Rafael Picerni, Research and Strategy Analyst at JLL and responsible for the study.

An emerging new hub is Fortaleza, which has 227 MW under construction, with most already pre-leased by a large Chinese technology company. This new volume will represent 1,179.7% growth for the state of Ceará's scenario.

The market is expected to double in size by 2030, with 660 MW under construction, attracting approximately $17.4 billion in investments. There is still a forecast of another 4,621 MW in the pipeline. "National and international players have been investing in data centers in Brazil. The combination of factors such as clean and affordable energy supply, along with a large consumer market, attracts investors seeking to serve companies that are expanding globally. The maturation of the regulatory environment and strengthening of infrastructure also contribute to this scenario," concludes Porto.
