Zenata Mall

Built in the heart of Zenata Eco-City, an 800-hectare urban master planned development, Zenata Mall is taking shape to become Morocco’s most entertaining shopping, food, family and leisure destination, and the largest mall in North Africa with 120,000 sqm of gross leasable area.

The project, led by Zenata Commercial Project, is a joint venture between Dubai-based Al-Futtaim group; Marjane Holding, Morocco’s leading developer of retail destinations and modern retail; international shopping centre specialist Sonae Sierra; and Société d’Aménagement Zenata, a subsidiary of CDG group in charge of the design and land development of Zenata New City.

Owing to JLL’s expertise in retail projects across the Middle East and Africa, our Project & Development Services team was appointed to provide project management, cost management, and retail tenancy management services. Our role includes design management, cost planning, procurement, change management, construction management and handover.

Upon completion, the three-storey mall with a basement car park will accommodate more than 300 stores of apparel, cosmetics, electronics, household appliances and sports brands, and various restaurants and cafes, including a Food Hall. A 27,500 sqm IKEA store, opened since 2016, will anchor the mall, including the 8,500 sqm Marjane hypermarket, 10,000 sqm of indoor and outdoor leisure areas, a fun zone, and a 5 500 sqm cinema complex.

Set to open in 2025, the project strives to attain BREEAM environmental certification.

Sustainable design features include renewable energy sources like solar panels, energy-efficient lighting, daylighting, water-efficient fixtures and lush green spaces to create a healthier environment while reducing operating costs and providing an enhanced shopper experience. Unlike traditional enclosed air-conditioned shopping malls, Zenata Mall will be the largest naturally cooled open-air mall without reliance on air-conditioning in North Africa.
