Summary and analysis of Warsaw's current office real estate market conditions.
Office net demand amounted to approx. 63,000 sq.m. in Q2 2025, while the total transaction volumes (incl. lease renewals) amounted to 155,000 sq. m. Lease renewals made up 59% of the total leasing activity in Warsaw.
In Q2, Warsaw's office stock increased by approx. 80,000 sq.m. New supply in H1 2025 totalled 85,200 sq. m.
At the end of June 2025, the vacancy rate for Warsaw stood at 10.8%. The vacancy in the central zones stood at 7.8%, while outside the city centre it reached 13.3%.
