JLL secures $72M sale of Savannah 548K SF distribution center

ATLANTA, Sept. 15, 2025 –  JLL Capital Markets announced today the $72 million sale of I-16 Logistics Center, a 548,818-square-foot, Class A distribution facility located in Ellabell, Georgia.

JLL represented the seller, Dayton Street Partners, in the sale. A client advised by MetLife Investment Management purchased the asset.

The state-of-the-art, multi-tenant distribution center is situated in the West submarket of the Savannah industrial market, just 20.8 miles from Savannah's Garden City Terminal and adjacent to the I-16/U.S. 280 interchange. The property is positioned directly across I-16 from the 17 million-square-foot Hyundai Metaplant, making it an ideal location for both automotive suppliers and port-related operations.

Built in 2023, I-16 Logistics Center, which is fully leased, features 36-foot clear heights, 185-foot truck court depth, 112 trailer parking spaces, 298 auto parking spaces and 92 dock-high doors with 45 mechanical pit levelers.

The JLL Capital Markets team representing the seller was led by Senior Managing Directors Britton Burdette and Dennis Mitchell, along with Managing Directors Jim Freeman, Bobby Norwood and Maggie Dominguez.
