Access to housing, the great challenge of our time
The Spanish residential market faces a structural imbalance between expanding demand and a supply that has been unable to keep pace. This imbalance is clearly reflected in prices, rents and access conditions, and has gradually spread beyond Madrid and Barcelona to the country as a whole. Housing has become the leading concern of the Spanish public since November 2024, reaching 48.8% in May 2026 according to the CIS.
Since January 2021, sale prices and rental rates have posted uninterrupted increases, with some provincial markets recording particularly significant rises.
A market in transformation
Against this backdrop, two dynamics are emerging that are reshaping the sector. The first is the privatisation of residential assets: the revaluation of the sales market is leading investors to convert institutional rental buildings into homes for individual sale. The second is the rise of public–private collaboration, with new models that combine public land, private capital and regulated frameworks, already being replicated across multiple autonomous communities.
