The Great Room Bangkok elevates co-working into hospitality

The Great Room by Industrious partnered with JLL to design and deliver a 3,413 m² co-working space across two floors in Bangkok’s LEED and WELL Gold-certified Park Silom tower. The goal was to create a workplace that functions as a premium hospitality destination, eliminating the need for members to host clients off-site. JLL provided end-to-end design and construction management, delivering a space that embodies the brand ethos: “It’s all work, it’s all play.”

Flexibility built into every layer

JLL designed more than 50 business suites, from single offices to 50+ person team rooms, supported by shared meeting spaces, pantries, and lounges. Over 25% of the usable area is dedicated to community: a 200 m² Drawing Room atrium with a bar, a 160 m² WorkHall library, boardrooms, dining rooms, a multi-event space, and a Member’s Lounge. This layered flexibility ensures seamless transitions between focused work, collaboration, and client entertainment, all within one environment.

Health by design

Learning from member feedback on their previous location, JLL prioritised ergonomics alongside aesthetics. Low-VOC materials, optimised acoustics, and high-performance furniture were integrated throughout. Seating arrangements balance privacy and interaction, while generous circulation paths and daylight access support well-being across a 24/7 operational model.

Navigating complexity, delivering excellence

JLL addressed four critical challenges: an advanced but inflexible design, a fixed move-in date, a 40% budget overrun risk, and unresolved ergonomic issues. The team established a three-tier redesign framework, preserving brand-critical elements, revising mid-priority zones, and rebuilding high-impact areas from scratch. A 24/7 cross-time zone task force enabled rapid decision-making, with twice-daily coordination between client, designers, and project managers.

Reuse, recycle, reimagine

Through rigorous value engineering, JLL localised over 80% of construction materials, reducing cost and carbon footprint. High-performance finishes, smart lighting, and durable textiles were selected for longevity and ease of maintenance. The result is a space that meets five-star hospitality standards while operating within commercial viability.
