Auckland's CBD Midtown is entering a new phase of growth, creating meaningful opportunities for investors, developers and occupiers. Central to this shift is the $5.5 billion City Rail Link (CRL) and Te Waihorotiu Station, forecast to be New Zealand's busiest train station, alongside approximately $5 billion in committed private sector investment already planned or underway, part of a broader precinct being reshaped by 20 key projects and anchors.

Key insights include:
Over $10 billion in combined public and private investment is driving structural change, with the CRL and Te Waihorotiu Station as central catalysts for long-term commercial value uplift and Midtown’s appeal.
Strong existing density de-risks new investment. Within 500 metres of Te Waihorotiu Station are an estimated 40,000 office workers, 9,500 residents, and 2 million annual hotel guest stays, providing a substantial built-in customer base.
A growing residential pipeline is emerging. Auckland Council has signalled potential city centre population growth from 38,500 to 100,000 (160% increase). Midtown sits at the heart of this, supported by demand for PBSA, build-to-rent and premium residential.
A pronounced office market bifurcation is creating value-add opportunity. Midtown’s inventory of lower-grade buildings offers scope for acquisition, refurbishment and repositioning to A-grade standards, with assets in the CRL catchment expected to command rental premiums.
Midtown offers a more accessible entry point than established prime precincts, with greater capital growth potential as the CRL closes connectivity and amenity gaps.
