Las Vegas seniors housing community trades hands

LAS VEGAS, March 24, 2026 –  JLL Capital Markets announced today that it has arranged the sale of San Martin Senior Living, a 174-unit seniors housing community in Las Vegas, Nevada.

JLL’s Seniors Housing Capital Markets team represented the seller in the sale of the property to a joint venture between Stellar Senior Living and a commingled fund managed by Clarion Partners. Upon Clarion’s acquisition of the property, the community is being renamed “The Grand at Southern Hills” and Stellar Senior Living will assume management responsibilities.

Completed in two phases in 2008 and 2010, San Martin Senior Living consists of a two-story building housing 144 independent and assisted living units and single-story building home to 30 memory care units. The properties offer residents weekly housekeeping, trash, laundry and linen service, and 24-hour security. The pet-friendly independent and assisted living portion of the property offers on-site amenities, including three meals per day, a theater, clubhouse with pub and bistro, fitness center, dog park, weekly entertainment and happy hours as well as 24-hour access to care. Memory care residents enjoy a restaurant with table service, a salon and spa, escort and transfer assistance and a courtyard/patio.

The properties are located across the street from each other at 8374 West Capovilla Ave. and 7230 Gagnier Blvd. in southwest Las Vegas. San Martin Senior Living is strategically located in a large medical complex that also includes St. Rose Dominican Hospital, one of Las Vegas’ largest regional hospitals. The immediate area surrounding San Martin Senior Living boasts strong demographics, including a substantial seniors population base, above average household incomes and high home values, all ensuring consistent long-term demand for the properties.
