Acquisition financing secured for infill industrial outdoor storage (IOS) property as Apricus Realty Capital builds its southern U.S. portfolio

HOUSTON, July 10, 2025 – JLL Capital Markets announced today that it has arranged acquisition financing for an industrial outdoor storage facility on an 11.29-acre site in Houston, Texas.
JLL worked on behalf of Matt Haley, Cort Martin, and Garrett Marler of Apricus Realty Capital, to secure a three-year, fixed-rate, interest-only loan with one 24-month extension option.
Located in northwest Houston near US-290 and Beltway 8, the property, currently 100% leased to Knight Oil Tools, offers easy access to major transportation routes. The site contains 32,358 square feet of enclosed warehouse and office space across multiple buildings and is equipped with two 10-ton cranes and one five-ton overhead crane.
The JLL Debt Advisory team was led by Senior Director CW Sheehan, Director Jack Britton, Associate Peyton Ackerman and Analyst Nate Henderson.
"As Apricus continues its expansion of its IOS portfolio across Texas, we are delighted to have secured favorable financing terms for them," said Sheehan. "This property represents an attractive investment opportunity, boasting an infill location, the possibility of a substantial mark-to-market increase in 18 months and a purchase price below replacement cost."
