Challenge
Invesco Real Estate, an investment management company, acquired the Capital 8 asset in 2018, a business center located in the heart of the elegant 8th arrondissement.
This unique real estate complex spans an area of 45,000 sq m in the immediate vicinity of Parc Monceau. To exploit the full potential of this exceptional asset, the group implemented a true repositioning strategy, particularly by enhancing indoor and outdoor spaces and rethinking user journeys to offer exceptional experiences and transform it into a "living" workplace.
How did Invesco transform this asset to offer a unique experience to its occupants?
Mindful of the carbon footprint associated with the development of the Capital 8 asset, Invesco chose to transform it in order to preserve it. The project is being carried out while the site remains occupied. The group partnered with the architectural firm Naud&Poux to reinvent the site and with the decorator Notoire for certain areas. Drawing inspiration from hospitality codes to emphasize quality of work life, Capital 8 will offer agile and adaptable spaces and a wide range of services to meet a multitude of current and future needs. Thus, in this multi-tenant complex that can accommodate 3,000 people, companies can benefit from highly flexible units ranging from 1,000 sq m to 7,000 sq m on floors of 250 to 900 sq m. They will appreciate the 2,700 sq m of outdoor spaces, conducive to disconnecting.
In terms of services, occupants will enjoy a customized, high-end offering: welcome bar, traveler's lounge, concierge service, several dining concepts with open kitchens, wellness and fitness services, exhibitions, concerts, shows, mobility hub (repair shop and sales of items related to soft mobility). The business center is conceived primarily as a desirable and sustainable destination designed to make people want to come, meet, and collaborate.
How does this building embody a model of sustainability and performance?
The environmental approach was placed at the heart of this project. The project integrates the strictest ESG criteria and aims to open the site to the city. The reduction of the carbon footprint is achieved through several measures such as integrating more nature into the city via green roofs, creating cooling islands that benefit neighboring areas, connecting to the "Fraîcheur de Paris" network, and promoting soft mobility.
The building, equipped with BOS technology, will also be resolutely connected. The new spaces will be equipped with sensors to measure air quality and occupancy rates, thus managing energy intelligently. Occupants will also be able to enjoy connected lockers and a parcel click & collect service. They will also have access to numerous parking spaces equipped with electric charging stations.
