Vita Partners revitalises tenant experience at Solaris
investment in asset enhancement
of Grade A office space, with 85% occupancy

When Vita Partners, a joint venture between Lendlease and Warburg Pincus, acquired Solaris in one-north in August 2024, they saw immense potential in the asset.
Certified Green Mark Platinum by Singapore’s Building and Construction Authority, Solaris is a business park asset offering premium workspaces for innovation sectors including life sciences, clean-tech, media, info-communications, and research and development.
With Singapore's one-north area being a hub for high-tech players, Vita Partners saw the opportunity to further enhance the asset, making it even more attractive to forward-thinking companies seeking high-quality spaces in the innovation district.
One partner, multiple solutions
Vita Partners needed a real estate expert capable of delivering across multiple aspects of the project. They reached out to JLL to tap on our suite of comprehensive leasing advisory and asset enhancement services.
As Vita Partners developed its enhancement strategy for Solaris, JLL's Logistics and Industrial Leasing and Office Leasing teams began actively marketing Solaris to prospective tenants.
Prioritising human experience at Solaris
JLL Design’s asset enhancement approach centered on human-centric design principles, transforming concrete features built for functionality into lively, open spaces for people to socialise, unwind and get work done.
The atrium became the heart of this transformation. The team introduced tiered seating, a media wall and a café kiosk that refreshed the space into a vibrant communal zone. A sophisticated cooling system was installed to improve air circulation and create a more comfortable environment for occupiers and their guests.
The result was a welcoming environment where Solaris' tenants can extend their hospitality to employees and clients beyond the confines of their offices.
Supporting Stagwell’s vision for a connected APAC campus
Concurrently, Stagwell, the global challenger network transforming marketing through AI, engaged JLL’s Office Leasing Advisory team to identify a campus that could support its regional growth strategy and bring together its agencies — across creativity, media, communications and advanced AI capabilities — under one roof.
Stagwell selected Solaris for its location within Singapore’s one-north innovation precinct and the tenant experience created through Vita Partners' asset enhancement initiative. The campus aligns with Stagwell’s vision for a modern, sustainable workplace designed to support collaboration, hybrid work and future growth across Asia.
With JLL’s support, Stagwell secured a 16,000 sq ft whole-floor space with Vita Partners at Solaris to serve as its Singapore and regional hub. In collaboration with JLL Design, Stagwell created an office that unites its agencies in a single campus with flexible work settings, shared collaboration zones and exclusive access to an outdoor terrace that can be used for informal meetings, events and creative sessions.
Adding local flavour to the retail mix
Amenities are key to exceptional tenant experiences. JLL's Retail Leasing team secured Killiney Kopitiam — one of Singapore's most well-known local coffee shop brands — into Solaris. The new retail offering boasts a fresh, contemporary design whilst adding additional F&B options and communal space for office tenants.
From vision to vibrant community
By leveraging JLL’s capabilities in landlord representation, asset enhancement, office leasing advisory, office design, and retail leasing under one roof, Vita Partners was able to efficiently transform the tenant experience of Solaris, boosting occupancy from 78% to approximately 85%. From securing Stagwell as a marquee tenant to bringing in Killiney Kopitiam, Vita Partners is better positioned to attract tenants who prioritise a high-quality workplace experience, supporting the firm’s long-term success in Singapore's competitive innovation market.
