India's institutional real estate market showed strong momentum in the first half of 2026, with investment volumes reaching USD 4.4 billion, a 25% increase compared to the same period in 2025. Despite global economic headwinds, geopolitical tensions and currency volatility that dampened foreign capital flows, the market recorded a historic 54 transactions, signaling sustained institutional commitment to India's real estate story.
The investment landscape underwent a fundamental transformation in H1 2026, with domestic institutional capital commanding an unprecedented 63% share of total flows which is the highest level of domestic participation on record till date. This signals a notable shift in market dynamics, moving away from historic foreign capital dominance as domestic institutional investment climbed 165% year-on-year. Conversely, foreign institutional investment declined sharply by 35%, reflecting cautious recalibration by international investors facing global economic uncertainty and rising inflation across major economies. This shift toward domestic-led capital flows signals greater market stability and reduced vulnerability to external shocks, driven by strengthening domestic liquidity from domestic private equity funds and REITs. Office sector reclaimed traditional leadership status with 54% share of total institutional capital, marking a complete reversal from H1 2025’s residential-dominated landscape.
India's real estate sector enters the second half of 2026 from a position of demonstrated resilience, with record deal activity, domestic capital dominance and strategic risk recalibration creating a strong foundation for accelerated growth as external headwinds normalize.
