Basel Office Market Dynamics, Q2 2026

The first half of 2026 was characterised by a number of significant large-scale lettings. Consequently, the office availability rate fell noticeably to 4.7%, bringing it back below 5 % for the first time since the end of 2019.

The sharpest reductions in availability rates occurred in the city centreand St. Johann.

Between 2020 and 2023, 201,000 sq. m. of new office space was built in Basel. Since then, construction activity has been significantly lower. Although the potential for a significant increase in construction activity exists, a noticeable revival is not expected until 2029 at the earliest.
