QUEENSLAND, 6 April 2023 – A highly productive and versatile livestock property with cropping capabilities, Binbian Downs situated within the Condamine District of Queensland, is being offered for sale via public auction through JLL.
On behalf of the Kennedy family, JLL’s Director– Agribusiness Clayton Smith, along with fellow Director Chris Holgar and Executive - James Mitchell have been appointed to sell the property, comprising a total land area of 2,406 hectares over a single freehold Certificate of Title. The property, situated at 710 Harphams Road Drillham South, is well located being approximately 24 kilometres north-west of Condamine, with bitumen frontage.
JLL’s Clayton Smith said, “Since being acquired by the Kennedy Family over 50 years ago, Binbian Downs has been progressively developed to represent a highly productive and versatile livestock property.”
He also noted the property holds historical significance to the region.
Binbian Downs established circa 1850, along with the larger pastoral stations of the Maranoa, being situated along the original settlers trading route traversing from Moreton Bay to Mount Abundance in the Muckadilla region.
The Kennedy Family currently operate a beef cattle enterprise comprising breeders and associated progeny grown to feedlot specification.
Mr Smith said, “Binbian Downs would be considered suitable to operate as a backgrounding enterprise supporting a larger breeding property. Productivity is enhanced by the establishment of improved pastures on arable areas, including bambatsi, purple pigeon, buffel and is under sown with winter active clover varieties. Water is a feature from an equipped artesian bore along with riparian waterholes and surface dams.”
Mr Holgar said, “The property comprises a complementary mix of fertile bottle tree, brigalow and belah soil types and is exhibiting established stands of improved pasture confirming Binbian Downs as one of the region’s premier grazing properties.”
Mr Mitchell said, “Binbian Downs has great proximity to end markets and sits within a productive region with central location between major livestock selling centres (Roma and Dalby) and several feedlots. We recognise this is an outstanding opportunity for prospective purchasers to secure a quality asset in a tightly held and reliable district.”
Over the years, significant investment has been made into regrowth control, pasture improvement, upgraded water reticulation (artesian bore) and two laneways resulting in greater efficiencies and productivity.
Binbian Downs is for sale by Public Auction on Thursday 17 May at 11am AEST at Dalby BMO Business Centre.
